Please note these details:
1. First mortgages from about $250,000 to $5m;
2. Purchase/rehabs, spec new construction, refinance, and cash-out refi applications are welcome;
3. 12% and 2 lender points plus a mortgage broker fee to Vista Mortgage;
4. 12-36 month term, interest only monthly payments, no prepay penalty;
5. Up to 70% purchase financing plus 100% financing of construction costs;
6. Simple submissions, fast responses with approved loan closing quickly; and
7. NEVER a tax return nor a credit report.
Applications are easy; kindly provide the following:
1. (If purchase) signed P&S agreement or (if refi) purchase date, purchase price, improvements made/cost, and full details of existing debt;
2. Construction budget;
3. Realtor Market Analysis or comparable sales to indicate the ARV; and
4. A description of your real estate investing and construction experience, including past transactions.
